The buyer opted to use an online broker, who did indeed find the lowest interest rate available. However, the lowest interest rate was with a lender for whom the property type wasn’t acceptable. In all, it took several weeks with the other lender before the case was dismissed. The buyer was left with a valuation charge and nothing to show for weeks of inconvenience. Consequently, Prestige intervened, submitting a new application on Monday 9th July 2018. The client received a mortgage offer less than four working days later. Had we come on board and set up the case from the start, we would have been able to offer the right advice, avoid delay, cost to the buyer and importantly, avoid a buyer who had become anxious that the property they were buying was unmortgageable. More often, the draw of using online brokers within the mortgage industry is for economic reasons. However, this will usually mean that when an application is submitted, it is done so without the level of expertise and knowledge that industry specialists such as Prestige are able to offer. Our role is not only to find the most economical interest rate according to the applicant’s affordability. We are also here because we know how to get to the point of exchange and ultimately completion in the most efficient and effective manner.
